Right to Mallard or Right to Manage? - the benefits of taking back control of your building.

At B2B Property Management, we are passionate about supporting local communities, which is why we are delighted to be taking part in the Bucks Radio Virtual Aylesbury Duck Race 2026.

This year, our duck is proudly named "Right to Mallard" – a playful nod to the Right to Manage (RTM) legislation that empowers leaseholders to take greater control over how their buildings are managed.

As Duck Number 8 in Heat 1, we are hoping Right to Mallard can paddle its way to victory and bring home some prizes along the way!

How the Duck Race Works

The Virtual Aylesbury Duck Race is organised by Bucks Radio and features local businesses competing through a series of virtual duck races. Each duck has its own unique personality and name, with supporters able to follow the action online.

You can keep an eye on Right to Mallard's progress and cheer us on as we race against other fantastic local businesses from across Buckinghamshire.

Whether we win or not, we are pleased to be supporting a fun local initiative that brings businesses and communities together.

Why "Right to Mallard"?

The name might raise a smile, but there is a serious message behind it.

Many leaseholders are unaware that they may have a legal right to take control of their building's management through the Right to Manage (RTM) process.

RTM allows qualifying leaseholders to remove management responsibilities from their existing freeholder and appoint a managing agent of their choosing, without needing to prove poor management.

For many residents, it provides an opportunity to:

  • Gain greater transparency over service charges.

  • Improve communication and responsiveness.

  • Have more influence over decisions affecting their homes.

  • Achieve better value for money.

  • Create long-term maintenance plans that protect property values.

  • Appoint professional managing agents who work directly for residents.

Feeling Trapped by Your Current Freeholder?

We regularly speak with leaseholders and Resident Management Company directors who feel frustrated by:

  • Poor communication.

  • Lack of transparency around service charges.

  • Delayed maintenance.

  • Escalating costs.

  • Difficulty obtaining information.

  • Limited influence over decisions affecting their building.

While every building is different, RTM can often provide residents with a route to greater control and accountability.

However, taking control is only part of the journey.

Successful RTM companies need professional support to manage:

  • Compliance obligations.

  • Building safety requirements.

  • Financial planning.

  • Contractor procurement.

  • Service charge budgeting.

  • Resident communications.

  • Long-term reserve fund planning.
